Kinsley by Fairgrounds

DSI completed Kinsley by Fairgrounds, a first-of-its-kind hospitality destination located within One North Wacker in downtown Chicago. Created by the team behind Fairgrounds Craft Coffee and Tea, Kinsley was designed to bring unparalleled variety, choice, and culinary exploration to tenants and visitors through a thoughtfully curated dining experience.

Inspired by the spirit of innovation and cultural diversity showcased at Chicago’s 1893 World’s Columbian Exposition, the café blends historic influence with contemporary design. Designed by Barker Nestor, the space features soaring 15-foot ceilings, custom arched trellises, rich material selections, decorative lighting, and an array of distinctive textures and finishes. Green velvet Pullman-style booths, quartz-lined banquettes, and flexible seating areas create an inviting environment that supports both casual gatherings and quick-service dining.

The project included the construction of a full-service commercial kitchen, beverage preparation stations, dining and lounge areas, grab-and-go service components, and an outdoor patio. Designed to accommodate a variety of guest experiences, the space supports everything from sit-down meals to convenient food and beverage options for tenants on the move.

Completed in September 2022, Kinsley by Fairgrounds delivers a hospitality-driven environment where design, culinary creativity, and operational functionality come together to create a vibrant destination within one of Chicago’s premier office towers.
